Seller Net Sheet
Compare what you'd walk away with at three sale prices. Includes commissions, county and city transfer taxes, title and escrow, property tax and interest prorations, and your loan payoff.
How this calculator works
Transfer taxes: both Santa Clara and Alameda counties charge $1.10 per $1,000 of price. Some cities add their own: San Jose $3.30 per $1,000 plus Measure E on sales of $2M and up, Mountain View $3.30 and Hayward $8.50. Who pays the city tax can be negotiated.
Property tax proration: California's tax year runs July 1 to June 30. You owe tax for the days you own the home this tax year. If you've already paid an installment that covers days after closing, you get a credit back.
Interest at payoff: mortgage interest is paid in arrears, so your payoff includes interest from the 1st of the closing month to the closing date.
Commissions are negotiable, and buyer agent compensation is agreed in each sale. Capital gains tax isn't included; most primary-home sellers can exclude up to $250K of gain ($500K if married).
