California Prop 19 Calculator
If you're 55 or older, Prop 19 lets you take your current home's low property tax base with you to a new home anywhere in California, up to three times. See what that's worth.
How this calculator works
Equal or lesser value: if your new home costs no more than your old home's sale price, your full current tax base transfers. That limit rises to 105% if you buy within a year after selling, and 110% within two years.
Buying up: if the new home costs more than the limit, the difference is added to your transferred base, so you still keep most of the savings.
Who qualifies: homeowners 55 and older and severely disabled homeowners (up to three times), and victims of wildfires or governor-declared disasters. Both homes must be your primary residence.
How to claim: file form BOE-19-P with the county assessor where your new home is, within three years of buying it.
