How Much Home Can I Afford?

Find a realistic price range before you start touring. This uses the same debt-to-income math lenders use, and shows both a comfortable target and a stretch maximum.

How this calculator works

Debt-to-income (DTI) is your monthly debts plus the new housing payment, divided by your gross monthly income. Many lenders allow up to about 43% to 45%.

The calculator searches for the highest price where taxes, insurance, HOA, PMI and the mortgage payment still fit under your DTI limit, using your down payment cash.

The comfortable target keeps total debts at 36% of income, which leaves more room for savings, childcare and surprises.

A lender pre-approval looks at credit, assets and employment too, so treat this as a starting point.
